Home Description
The entire home and property is very private and secluded yet is only a mile and half from the slopes and only two miles above the town of Steamboat Springs. It’s located on county rd 34 which deadends not far from the chalet at the incredibly beautiful Fish Creek Falls. Especially at night, there is little traffic and that adds to the peaceful and quiet setting. And similarly, is not on the free city bus route which only stops back towards town about a half-mile or so down the road.
 As you can tell in the photos, the chalet is hard to visually see even from its big parking lot,  as is surrounded in front, the sides, and back by Aspen, Sarvis Berry trees, (thick with white flowers in spring and covered with edible blueberry like berries late summer), a huge 200 yr. old Willow tree shading the house. There are Blue Spruce and Pine trees that were re-located around the old cabin. One owner for the last 40 years.  Years of constant improvements going from a 1360 sq ft 2 bdrm 2 bath w a loft, to now an almost 1900 sq ft  4 bedroom 3 and a half bath, but also has 18 ft high redwood cathedral ceilings in the living room area, 16 ft high in one lower bedroom, and 10 ft high ones in a 3rd lower bdrm offering for its overall size and sq. ft. a very open and spacious feeling.
This home has an additional full unit in the attached former greenhouse inside the back area. The separate living space is by itself a really beautiful smaller unit for one person to live. The space was last rented for $1500 per month. in rent for it and the separate guest area.  The larger 3 bdrm house goes from 3k to 3500 a month.

 And the greenhouse air bnb type  apt however utilized still acts as a greenhouse and adds active and passive solar hot water and heat to both areas…(plus humidity to help with altitude adjusting, along with in house humidifiers). The solar water heating system I added preheats the year-round nearly freezing city water from the ground and is stored in a water tank in the down below 5 ft high “basement” area and then goes back up to the 80 gal natural gas  water heater tank next to the also nat. gas furnace in the mechanical room at the end of the “apt”.  ( But as seen in photos, the house can and does use  2 large nat. gas  log “wood stoves” for heating…both esthetically and for comfort), along with two  smaller similar-looking but electric ones that are  infrared quartz faux gas log “wood stoves.”
They actually look nice w hologram flames AND have efficient safe heaters underneath.
Plus the main entire house has a gas forced air furnace as a total backup, although wasn’t used last winter   the ladies said.
 And the “apt ” has a small nat. gas wall heater unit properly installed and vented, including up above at the high point an exhaust system thermostatically controlled that removes the too hot air both summer and winter in there…and works really great.
Plus there will be plants and flowers in there year-round too same as the main house, so buyers please be good  plant caregivers.  A couple of them are almost 40 yrs old!
And in turn that auto exhaust system keeps it very comfortable in there for all living things !  Plus it has the solar heating,  but that’s mostly blocked off so is also easy on the eyes too.
And an interestingly aside, last year’s severe winter my renters of 3 women and two children in the main house said they NEVER ran out of hot water. Same apt guy. So the hot water system works great too.
As usual, I digress as am a detail person. Part of being a licensed boat Capt in Key West. But also was a licensed Realtor and worked here in Steamboat Springs 12+ years, ” throwing spaghetti at the frig till some stick ” as one Realtor described it . I’d describe it differently tho.
But the chalet is now a fully complete, and turnkey beautiful truly modern home.  And the trees I planted are 60 ft tall, and the setting is like a sanctuary that has a “cabin in the woods” feeling still too. And while also very secluded, it even feels a bit like a little fortress, as is surrounded by huge boulders, trees, and wood fencing…plus is landscaped nicely, and although not planted this summer, has a garden area of about 500 cubic yds of expensive soil in 3 raised rows behind it in the sunniest back yard area.
 And the front deck is the shadiest place…popular summer hang out. Shadewise same for the front parking lot as is the north side and shaded too by the tall Spruce trees. Cars stay cool even during some rare  90°mid summer days.
And the house  is always cool  in summer too,
from all the other shade trees, plus with  the cool mtn nights and resulting morning 40° to 50°  air at 7,000 ft.
 So no ac needed here!
Verse visa the winters are also way cozy and comfortable too in both  the Chalet and the apt .
Anyway,  forgot to mention the dirt out back is actual potting soil from renters legal indoors cannabis grow ops so is excellent garden dirt for veggy gardening… ready to go next year. And there’s a delightful  small pond out back in the trees and rocks near it and the hot tub, and the pond  has a fountain and  a stream and water fall I built that’s surrounded by rocks and trees and big boulders . ( ” Lovey’s Rockery” my cockney English wife called it. May she rest in peace).
 But while I just got it filled and running as the pics show , the friendly black  bears think its their swimming hole and keep punching claw holes in the ponds rubber bottom ! Fun in the Rockies category. Not to forget all the migrating and native birds, lil animals, deer, and even  a huge yearling  moose that was seen often nibbling willow branches last winter here right  outside the windows too in the deep snow.   But having to fix bear cub claw holes in my pond? Maybe now you won’t buy it.  Good !  I really love this place, and in many ways dont want to sell it. But change is the only permanent thing , AND I  need a bigger boat so lets see if you might like this place as I do, and we maybe can come to terms. But first and speaking of bigger, its very important to note that the lot I’m on, Stone Ridge Sub lot 2,  is adjacent to a .40 acre greenbelt that is an actual  part of my front, back, and side yards. And the  lot by it that the house is on is .46 acre…
As the original seller to me replatted about 5 ag. zoned acres before I bought the lot and cabin in ’79, and they put the greenbelt  in for access to the new lots behind me. But the majority of the grn belt only borders my lot and house  and in essence  is mine . And it in conjunction with mine makes it almost 9/10ths of an acre.
In  older RE days that  was even factored in on the books.
 Feels like…looks like…sounds like…even smells like …. ok ok.  Point is it’s a huge lot(s) and that grn belt beside me  will never be built on. Also I was grandfathered in, so am not a part of nor pay for any Home Owner Assoc dues, or for their snow removal, or road maintenance…or tax on it.
So if you would like a truly unique private home in a special and  lovely Colo mtn setting let’s talk.
And my last longest 7 yr renter Kenny said, he often  heard from guests etc, about people noticing what a good feeling it has. One of my last winter renters , a super nice blue eyed long black haired lady named Shama ( a half Lakota Sioux N A, and half Scandanavian American) said a guest asked after a stay over, ” Is there a giant crystal under the house ?… I slept and feel so good .” (It’s really a boulder there called a BFR, but will tell that story another time personally…maybe).
 Kenny mentioned he heard similar things. And both said they’d happily talk with any buyers about the lot and house and give an unbiased opinion about it, and myself.
 Personally I believe this is a special place from way back. Its a drainage area, had a spring & a well with old cabin,  and is a flatter 5 acre parcel for here,  is designated agriculture land, and I’ve heard native American Utes encamped right here. I’m part Cherokee and lived in tipis in and after college so wonder whats up sometimes.
Anyway the terms are also different. It’s already set up making rental  income of 50 to 60 k a year all rooms combined and in turn and as an old school realtor,  have  used the income valuation approach sometimes to factor that in on pricing.  But now so many are wanting to move here, and there’s so little inventory, especially for secluded and special places its almost irrelevent.
But in short I’m still deciding whether to sell or not…why it’s not listed.
AND in turn will be entertaining bids only until maybe Oct 1st .
Then rent again possibly.
But I am happy to work with you directly as am  a former Realtor, and possibly use a mutually acceptable RE attorney to close, or will work with your Buyers Broker you hire and pay. Perhaps split their fee with you.  But its not that difficult and I know someone is probably out there and  we  can simply and happily come to terms with together. The pricing starts at 1.1 mil. and obviously I  will take only higher. As said with the rental income potential as already received last year,  I can wait a few more years if necessary.  One friend just mentioned his house in a nice neighborhood has gone up 100k each of the last 3 yrs.
AND I will offer you this with old school pricing too:
 I will even accept 50 % cash down and do an owner carry loan to qualified buyers,  the balance due in 5 yrs at a  3% interest only loan. So you just doubled your purchasing power. And as said in rental income potential , it will more than pay for itself probably. And is how I prefer to sell it anyway for a number of reasons.
And I bet in 5 yrs , it will be very much in the buyers favor how much property here in Steamboat has increased in value, especially a private and secluded, energy efficient sanctuary type lovely  home in a special setting like this unique property .
Oh…and I will help with ideas etc how to take this home off the grid. I already live so on my boat w solar panels and a  wind turbine.
And finally if any very interested and qualified buyers after our communicating decide they’d like to see it AND experience living here 1st hand, Im keeping it unrented currently and open. I’ll stay  in the apt while you rent the rest of  the  house’s 3 bdrms and the main house, and for 2 to 3 , even up to 5 nites @ 1k per nite.
But I will apply all that to a purchase price if you buy. If not will refund 50% of what you pay to stay .
